The service is especially useful for those buyers who wish to buy "off-plan" apartments and are already familiar with the area where the construction works take place (or will take place). Our clients can benefit from lower agent commissions, avoiding travel costs and time saving.

All a client is required to do is:

1. Reserve the property:
You can reserve a property through us for two weeks by transferring 500 euro to our bank account. We will immediately pay the sum to the seller and he will take the property off the market. This amount will be deducted from the purchase price of the property when a Preliminary Purchase Agreement is signed with the builder.

2. Sign a Preliminary purchase agreement and pay a deposit:
After the property is reserved we arrange that the seller signs a preliminary purchase agreement that is prepared in advance after communication with both the buyer and the seller. The signed Preliminary Agreement is then posted by courier service to the buyer. Upon receiving the signed agreement the buyer transfers the agreed deposit payment (usually at least 10% of the purchase price, depending on the stage of completion of the property).

3. Transfer the balance amount (on separate
Transfer the balance amount (on separate installments if the property is in construction) and picking up the notary deeds.

Normally, the client should come over to sign and pick up the notary deeds personally. However deals can be completed in the client's absence by using Powers of Attorney.

In cases when the deal involves purchase of land our lawyers have to register a company on the client's behalf. This requires more time and paperwork and costs more.

FOR INVESTORS

Foreign investors can purchase property in Bulgaria directly or through a local company. Only Bulgarian-resident individuals and entities can own land, while non-residents personally may acquire only buildings. Therefore if foreign citizens want to invest in property in Bulgaria, they must register a Bulgaria based company (something that we fully assist with). As soon as the company is registered any properties / property in Bulgaria may be purchased to the company name. The most common type of organization for foreign investors is a limited liability company. Other forms are companies limited by shares (joint stock companies), joint enterprises, business associations, general partnerships, limited partnerships, and sole proprietorships.

The law does not limit the extent or amount of foreign participation in companies. Foreign individuals and companies can open unlimited number of accounts in any Bulgarian banks, in any hard currency or the local Bulgarian Levs. There is very serious talking that soon the main law in Bulgaria, the Constitution will be changed very soon, so that all foreigners who wish to acquire property in Bulgaria will be able to do so personally, so registering a local company will not be needed. However we strongly advise not to wait until the law is changed, as it is expected that this will give even a stronger push to the property prices and they will suddenly go up.

FIVE REASONS TO BUY A BULGARIAN PROPERTY

1. Relative security. Bulgarians forever moan about petty crime, yet crime levels in most towns and cities, Sofia included, are incomparably low by comparison with major world cities. 5.Location, location, location. Istanbul is but five hours away from Sofia by car,. Salonica is four hours away. Budapest? Seven hours...
